How long does building the house take once all contractual details are settled? What about assembly?

As a guide: once the building permit has been granted, the path to the finished house usually takes around six months. The exact schedule depends on the model, factory capacity, your plot and the permit situation. Delivery and assembly on the prepared foundation usually take up to two weeks. Do I need a foundation before I can have a DWELLII house? If so, who takes care of it?

Yes, the plot needs a prepared foundation. We work out the technical requirements with you and can recommend suitable partners depending on the region. The groundwork on the plot is carried out on the client's side; DWELLII coordinates the two sides so that delivery and assembly follow on schedule.

Does DWELLII take care of all the permits needed to build and place the house?

We support you from the preliminary check through to permit planning. The architects you commission clarify the requirements, prepare the necessary plans and support the application through to approval. Which services are needed in your specific case depends on the plot and the responsible authority.

Who takes care of the permits for electricity, water and other necessary utilities?

For all of these permits and approvals, you receive the necessary documents from us. Depending on your plot's location we can also recommend partners, so coordination with the authorities and utility providers runs as smoothly as possible.

What warranty does a DWELLII house have?

For DWELLII houses: 10 years on the base construction · 5 years' statutory warranty (BGB) · 2 years on accessories.

Can I personalise the interior and exterior with the colours and finishes I want? Or are there preset options?

DWELLII homes are designed as a whole: every technical and design detail is deliberately chosen; nothing is placed at random. If you'd like additional personalisation, that's no problem: you choose wall finishes, bathroom fittings, the colour and arrangement of furniture, and flooring. Several finish options are available for the facade, windows and doors – so the house matches exactly what you want.

What is a modular house? Can I extend the house with additional modules at any time, or does this option need to be considered from the outset?

The DWELLII TR houses are designed as self-contained single modules. Whether a later extension is possible depends on the model, the plot and the permit. This wish should therefore already be considered at the planning stage and assessed individually.

Can the house be 100 % off-grid, i.e. independent of utility companies?

Yes, your DWELLII house can be fitted with an incinerating toilet, a water tank, photovoltaic modules and storage batteries. For even more autonomy you can opt for a greywater filter system and a rainwater filtering and reuse system. All of this is optional – you discuss the details with your dedicated contact.

Can I choose a house in different sizes or configurations?

Yes. Our range includes six models in different sizes – from a compact tiny house to a family home with two bedrooms. Beyond that, we are working on modular house models that allow different configurations for different uses.
